This single-story home means no stairs to navigate, ensuring a comfortable and safe stay for everyone. The bright, open-concept living space is the heart of the home, where everyone can gather. Key features include: Large, comfortable leather sofas for relaxing or watching a movie. A smart TV for entertainment (log in with your own streaming accounts). A modern, fully-equipped kitchen with granite countertops, perfect for preparing everything from quick breakfasts to celebratory family dinners. Rest and relax in three comfortable bedrooms and two full bathrooms, providing ample space for your group. Step outside to enjoy the Texas sunset in your private, fenced backyard. This outdoor space features a seating area, perfect for enjoying a cold beverage or dining al fresco.

House Rules

Check-In & Check-Out Check-in time is 4:00 PM or later. Check-out time is 10:00 AM. Please contact us in advance if you need a late check-out, as unauthorized late departures may result in additional charges. Maximum occupancy is 10 guests, and all guests must be registered on your booking prior to arrival. Smoking Policy This is a strictly non-smoking property. No smoking of any kind, including e-cigarettes and vaporizers, is permitted inside the home or on covered areas. Violations will result in excessive cleaning charges to remove smoke odor. Quiet Hours Please observe quiet hours from 10:00 PM to 8:00 AM out of respect for our neighbors. Parking Driveway parking is available for guests. Please note that the garage is not available for guest use and must remain locked. Pet Policy Pets are welcome! Please register all pets in advance through the booking platform. A maximum of 2 pets are allowed per reservation. Pets must be supervised at all times, and guests must clean up after them immediately. Please keep pets off beds and furniture unless you provide your own protective covers. Guests are responsible for any pet-related damages, including stains, odors, scratches, and any necessary professional cleaning. Amenities The property features a fully-equipped kitchen with all appliances and cookware available for your use, high-speed fiber optic Wi-Fi, and a Smart TV where you can log into your own streaming accounts. Guests have access to a private fenced backyard and may use the community boat ramp located approximately half a mile away in Paradise Cove, subject to community rules. Before You Leave Please wash any dishes and cookware you used, clean up outdoor areas, lock all doors and windows, turn off all lights and appliances, and set the thermostat to a reasonable temperature. Guest Responsibilities & Liability Guests are responsible for leaving the property in substantially the same condition as upon arrival, ordinary wear and tear excepted. The primary guest is liable for any damages caused by their own acts or omissions, as well as those of any individuals they invite or allow into the property. Please report any damages, maintenance issues, or safety concerns promptly during your stay. Liquidated Damages In the event of a breach of the rental agreement, the parties agree that Host's total recovery for any and all claims shall not exceed $20,000 in aggregate. This cap represents a reasonable estimate of potential damages including property damage, lost rental income, cleaning costs, repairs, and legal fees. This limitation does not apply to claims arising from gross negligence, willful misconduct, or criminal acts. Additionally, this cap does not limit the rights of Host's insurance carrier(s) to pursue subrogation claims for the full amount of any loss paid. Dispute Resolution & Mediation In the event of any dispute arising out of or relating to this agreement, the parties shall first attempt to resolve the matter through good faith negotiations. If unable to resolve the dispute within 30 days, either party may initiate mediation administered by the American Arbitration Association under its Consumer Mediation Rules. Mediation shall take place in The Woodlands, Texas, unless mutually agreed otherwise. Mediation costs shall be shared equally, and each party bears their own attorneys' fees. Completion of mediation is a condition precedent to initiating any legal action. This mediation requirement does not apply to claims brought by Host's insurance carrier(s) in exercise of subrogation rights. Waiver of Jury Trial TO THE FULLEST EXTENT PERMITTED BY LAW, EACH PARTY IRREVOCABLY WAIVES ANY RIGHT TO A TRIAL BY JURY in any litigation or proceeding arising out of or relating to this agreement. By booking this property, Guest acknowledges they have read, understood, and considered the implications of this waiver and make it voluntarily. Insurance & Subrogation Rights Host maintains rental property insurance coverage for the property. Guests are encouraged to maintain their own renter's or travel insurance, as Host's policy does not cover guest personal property or liability. In the event of any loss or claim, Guest agrees to cooperate fully with Host and Host's insurance carrier(s), including providing statements, documents, and testimony as reasonably requested. Guest acknowledges that Host's insurance carrier(s), upon payment of any claim, shall be subrogated to all of Host's rights of recovery against Guest and any other responsible party, including any booking platform (such as Airbnb, VRBO, Expedia, Hospitable, or others). Host's insurance carrier(s) have the unrestricted right to pursue subrogation claims for the full amount of any loss paid, without regard to the liquidated damages cap or mediation requirements. Guest agrees not to accept any payment or settlement from a booking platform that would impair these subrogation rights without prior written consent. Host's insurance carrier(s) are intended third-party beneficiaries of these provisions. Guest Status This agreement creates a license for short-term transient occupancy and does not create a landlord-tenant relationship or any tenancy. Guest acknowledges they are a guest and licensee, not a tenant, and shall have no tenant rights under Texas Property Code Chapter 92 or other landlord-tenant laws. The property is temporary accommodation, not a residence or domicile. Upon expiration or breach of this agreement, Host is entitled to immediate removal of Guest without resort to eviction procedures. Governing Law This house rules is governed by the laws of the State of Texas.
